I typically require a 2-night minimum for all bookings. However, you may occasionally see 1-night stays available, depending on the calendar.

During holidays and peak weekends, I ask for a 3-night minimum to accommodate higher demand and help ensure a restful guest experience.

Each property includes a maximum guest limit, and nightly rates reflect the number of people in your group. For accurate occupancy information, please check the listing for each individual property.

• 50% payment is due at the time of booking
• Remaining balance is due 14 days before arrival
• No security deposit is required

Life happens — I completely understand. That's why I highly recommend trip insurance for peace of mind.

• 100% refund for cancellations made 30 days or more before arrival
• 50% refund for cancellations made 15–29 days before arrival

Both properties appear accurately on GPS apps, so finding your way is a breeze.

• 1891 Schoolhouse Inn: Pets are welcome. A signed Pet Rental Agreement and full compliance with house rules is required.
• Helmsburg Homestead: Pets are not allowed under any circumstances.

All properties are 100% smoke-free indoors. Outdoor smoking is permitted — please dispose of cigarette butts properly, not in the yard.
