Each property includes a maximum guest limit, and nightly rates reflect the number of people in your group. For accurate occupancy information, please check the listing for each individual property.

How Are Rental Payments Handled?

• 30% payment is due at the time of booking
• Remaining balance is due 14 days before arrival
• No security deposit is required

What Is Your Cancellation Policy?

This is an important and commonly asked question. Life happens—I completely understand. That’s why I highly recommend trip insurance for peace of mind. Here’s how my cancellation policy works:

• 100% refund for cancellations made 30 days or more before arrival
• 50% refund for cancellations made 15–29 days before arrival
• No refund if you cancel 14 days or less before check-in

What Are Check-In and Check-Out Times?

• Check-in: 4:00 p.m.
• Check-out: 11:00 a.m.

Are Your Cabins Pet-Friendly?

Yes—with some guidelines:

• Pets are welcome at the 1891 Schoolhouse Inn. To protect the space and future guests, we require a signed Pet Rental Agreement and full compliance with our house rules.

• Pets are not allowed at Helmsburg Homestead under any circumstances.
