Your peaceful escape to Brown County begins with clear expectations. Below you'll find answers to the most common questions about booking, check-in, pets, amenities, and more — for both the 1891 Schoolhouse Inn and Helmsburg Homestead.

The minimum stay is 2 nights. During holidays and peak weekends, a 3-night minimum applies.
Both properties accommodate a maximum of 4 guests. A $25 per night fee applies for each additional guest beyond 2. Please ensure your reservation accurately reflects the number of guests in your party.
A deposit of 50% is due at the time of reservation. The remaining balance is automatically charged 14 days before check-in. Reservations made within 14 days of check-in must be paid in full at the time of booking.
Cancellations made 30 or more days before arrival receive a full refund. Cancellations made 15–29 days before arrival receive a 50% refund. No refunds are issued for cancellations made within 14 days of the scheduled arrival date.
We strongly recommend purchasing travel insurance to protect your investment.
Check-in is at 4:00 pm or anytime after. Check-out is at 11:00 am or before. Early check-in and late check-out may be available for an additional fee — please call (812) 947-8989 to inquire. Availability is not guaranteed.
Both properties feature self check-in with a secure digital keypad. Your unique door code will be sent to you before your stay. No need to coordinate arrival times — you can arrive anytime after 4:00 pm.
Please follow our check-out checklist to avoid additional cleaning fees. This includes stripping beds, placing towels in the laundry bin, washing dishes, removing all food, setting the thermostat, and locking all doors. Full details are on our Check-Out Instructions page.
Dogs are welcome at the 1891 Schoolhouse Inn only with prior approval. A $100 pet fee per dog applies, with a two-dog limit. Pets are strictly not permitted at Helmsburg Homestead under any circumstances.

Smoking and vaping are not permitted indoors at either property. A $250 fine applies for smoking or vaping inside the cabin. Please dispose of cigarette butts responsibly before departure.
Each property is professionally cleaned between every stay. Photographic evidence is taken after each cleaning and before each check-in to verify property conditions. We take great pride in ensuring every guest arrives to a spotless, welcoming home.
No parties or events are permitted at either property. Both cabins are rented for vacation purposes only. Visitors beyond the registered guest count must be approved in advance.
The 1891 Schoolhouse Inn features a hot tub (104°F year-round), fire pit, butterfly gardens, and two queen beds — all just 15 minutes from Nashville.
The Helmsburg Homestead features a swim spa (88°F warm months / 104°F cold months), five private acres, a seasonal garden, resident chickens, and four bedrooms — just one mile from Nashville.
Yes, both properties include high-speed Wi-Fi. Network names and passwords are provided in your welcome information prior to check-in.
The 1891 Schoolhouse Inn has a hot tub maintained at 104°F year-round. The Helmsburg Homestead features a full swim spa maintained at 88°F in warm months and 104°F in cold months. Please review our Swim Spa Instructions before use.
Neither property has a traditional swimming pool. However, the Helmsburg Homestead's swim spa offers a similar experience — with a jet-powered current ideal for swimming in place, plus massage jets for relaxation.
